At JSL, we can provide a full disinfection service for your water system. Understanding the complexities that come with shutting off the water supply to a property, we work with you to arrange a suitable time to carry out the work along with what is involved in the legionella disinfectant process. This can vary with each and every property due to the severity of the problem and the type of building and age of the piping/water system.
In advance of any work being carried out, we will supply you with a specific Risk Assessment and Method Statement (RAMS) for the job and we will ensure that our work is in line with the requirements of BS 8558:2011.
With our fully trained and qualified Legionella team, we can ensure that we will provide you with a first rate service that meets all the existing guidelines.
At the end of our disinfection services we will supply you with a full report upon completion that provides key evidence that you are complying with current standards. The report will include photographs both of before and after our work is complete.
If, during our risk assessment work, we identify that additional control measures are required because of issues with the water system you have on site, our team are fully qualified in activating measures to prevent the future legionella bacteria from growing.
Our experience in this type of work means that we cn perform monthly temperer monitoring, the quarterly cleaning and disinfection of shower heads, spray heads and hoses and the inspection of cold water storage tanks.
When we have completed a site visit, we will update our record system for you with the results of our testing/inspections, highlighting any areas of concern that we may have seen.
A vital component for the effective management and control of legionnaires disease is to have a strong management plan in place.
The ACoP L8:2013 states….
50 Inadequate management, lack of training and poor communication are all contributory factors in outbreaks of legionnaires’ disease. It is therefore important that the people involved in assessing risk and applying precautions are competent, trained and aware of their responsibilities.
Having a fully detailed company policy for the prevention of legionella is required. This policy should clearly state that your business with comply with the regulations, when your site will be reviewed, what regulations will be followed and the structure of management that is in place to deal with everything to do with your legionella compliance.
This should not be confused with a written scheme which is a list of control measures that are required. A written scheme is a collection of documents pulled together into one that normally includes:
– A copy of the company legionella policy or the location of where the up to date electronic copy is held.
– A management organogram showing the people that will be involved involved including lines of communication and responsibility.
– A fully detailed list of the individual role and responsibility that each position named within the organogram has in order to comply with the regulations, the company legionella policy and the remaining contents of the “Written Scheme”. The person who occupies each position must sign to show that they understand their role and if that person leaves their replacement should read and understand before signing as the replacement.
– Details of the last risk assessment carried out, how the areas of non conformance identified are being rectified and how these are signed off.
– What control measures are required, what the acceptable parameters for each test / inspection are and what is to be done if the testing / inspections find it to be outside these parameter.
– A copy of the approved method statements and task risk assessments along with a COSHH assessment if chemicals are being used.
– Lastly what, how and who will audit to ensure that all parts are being followed as prescribed and what actions should be taken if problems are found.
Under the current Health & Safety at Work Act 1974 and COSHH 202, every water system located where these regulations apply must have a suitable assessment carried out. It is highly advisable that any assessment completed follows the guidelines as laid down in BS8580: 2010
Legionella Risk Assessments are carried out in two stages. A physical asset survey will be carried out to inspect pipework installation along with any outlets/storage cylinders (both hot & cold). Secondly, a desktop review will be conducted on all policies/procedures and all records will be reviewed to ensure that all necessary steps are being taken to reduce the risks.
For domestic properties, a simple assessment is required.
For most buildings (office buildings, care homes, schools…) after our risk assessment has been carried out, a selection of control measures will be required.
